For those of you selling, the old adage LOCATION LOCATION LOCATION applies. Many of the newer homes listed in areas with aggressive builders setting new price benchmarks have seen price reductions as a necessity, to keep pace with the builders. More than ever proper pricing is extremely important. We are noticing a trend with many of the properties sold on the MLS on a daily basis, over 50% of them are typically products that have never had a price reduction! Things are selling, but properly pricing your home from the get go is more important than ever. Don't chase the market after the fact, proper pricing should get you showings right off the bat!
If you are still sitting on the fence about whether to buy, get off the fence and into the market. The interest rates are fantastic, have your broker fix you up with an open variable rate and start hunting up the deals. They are out there, whether they are some older fixer uppers downtown that need some love, or some properties that are about 5 years old, and are ready for some new flooring upgrades. Our open houses drew some traffic on Sunday when the weather was a little warmer, but showings all over the place. Most of our listings saw at least one if not multiple showings. We are optimistic that this is the start of the springtime busyness!
